Studio flats, The Pine.

Before signing the tenancy agreement, it’s important to take a moment to read through the terms and conditions.

You will be given one key. This key lets you enter the building, corridor, apartment, laundry room, and recycling room. Use it to book a laundry slot and access your mailbox in the entrance hall. The key ring also has a key fob with a key number. Please keep it on the key ring.

How your key works:

  • Your key is part of an electronic locking system and provides a higher level of security for you and access to your apartment. Inserting the key into the cylinder energizes the system.
  • To unlock your apartment, insert the key fully and turn the key. If the cylinder does not open, remove the key, and insert it again, this time slightly more slowly. Always insert the key gently and carefully into the keyhole. Inserting too quickly will not energize the system, so the cylinder remains locked. Do not force or bend the key while inserting it.
  • Important: Always lift the door handle before you turn the key to lock your apartment door.
  • If you lose a key, you can easily block it by contacting housing@oru.se. We will contact the landlord so that no unauthorized person can use it. The property owner will charge you for the new key, currently SEK 575. 

General information

The Pine

Your accommodation is a studio flat on Studentgatan 34.

The building is new and opened on 1 November 2022. The landlord is L-G-Söderberg AB, but you sublet your room from Örebro University.

There are 140 flats, 124 designed for a single occupant. 110 flats are 25 sqm and are intended for exchange students. 14 flats are 28–32 sqm. 10 of the 14 one-room flats have a balcony. They are primarily intended for visiting researchers.

In addition, there are 13 two-room flats, with a bedroom with two single beds and a combined kitchenette/living room. These are 31-38 sqm in size. They are primarily intended for visiting researchers.

There are 3 three-room flats. They are also primarily intended for visiting researchers. They have a bedroom with two single beds, a small room for a single bedroom or office, and a combined kitchenette/living room. These flats also have a balcony.

What is included?
See the inventory list below.

The kitchenette has a cooker/oven, fan, fridge, and freezer.
The bathroom has a toilet, shower, basin and bathroom cabinet, a heated towel rack and under-floor heating.

For information on operating the various appliances, read the instruction booklets placed in one of the kitchen drawers.

ORU has chosen to furnish the flat with Ikea furniture. You must not remove this furniture from the flat. You must take care of the furniture; if damaged, notify us immediately. You will be liable to pay for damage discovered during the flat inspection when you depart.

A vacuum cleaner and other cleaning equipment are found in the common hallway for all residents to clean their rooms. Therefore, it’s essential to return the equipment immediately after use. Take care of this equipment – no one wants to use broken or dirty cleaning equipment.

If the vacuum cleaner stops working, is out of dust bags, or the mop and bucket need to be replaced, contact housing@oru.se Cleaning supplies and products are purchased by you – and are kept in your room.

UTILITIES:
The rent includes water rates, heating, access to laundry, electricity, and access to internet/wi-fi.

Kitchen appliances and furniture are the same in all flats. The only difference is more beds, seating, and cooking equipment to accommodate more people in the larger flats.

Since the larger flats are intended, first and foremost, for visiting researchers, they have extra equipment and furnishing, such as curtains, vacuum cleaners, and mop sets, matress cover, duvet, pillow and shower curtain. In the two and three-room flats, there’s also a dishwasher.

ORU has chosen to supply a basic assortment of kitchen utensils. If you need more, you may buy these yourself. Keep in mind: what belongs to the flat also stays in the flat upon departure. If you choose to leave any of your kitchen utensils, make sure they are in good condition.

You may want to buy curtains, rugs, and a shower curtain.

  • After cooking, please clean the filters. Remove the filter by simply pressing the button and loosening the entire cassette.
  • Let the cassette soak in warm water with a little washing-up liquid, rinse thoroughly and let dry before putting it back.
  • If flashing light occures it indicates that it’s time to clean the filter.

Important!

  • Remember not to use too many appliances at the same time. For example, using the microwave oven, a hair dryer and the toaster at the same time will blow a fuse and cut electricity to your flat.
  • Restore electricity yourself. In the electric cabinet by the bathroom door, identify and flick the switch to reset the fuse.
  • Putting up shelves or attaching other things to the wall in the flat and bathroom is not allowed. You will be charged for any holes you make as well as for any damage to wallpaper and painted surfaces.

Floorplan

Pets are allowed in The Pine.

If you bring your pet, you are responsible for ensuring that the animal does not cause damage to the apartment and does not disturb other residents of the house.

Always show consideration. Everything is more pleasant if we talk to each other!

Many disturbances arise because people don’t realise that noise can be heard from their flats.

You can solve most problems by talking with your neighbour and meeting halfway.

Tip! Inform your neighbours if you’re planning a party. If they know about it in advance, they will usually overlook laughter and music a little louder than usual. Who knows, maybe it’ll be your neighbour’s turn to have a party next time?

Please remember you’re responsible for how your guests behave inside the building.

What is unacceptable disturbance?

All tenants must follow our general rules to ensure everyone in a building is happy. The rules include examples of activities that could cause a disturbance and should be avoided. If any such problem should occur near your flat, you can get help solving it in the best way possible.

What to do if something nearby is causing a disturbance:

If you want to report a disturbance, see below: Urgent matters and disturbances outside office hours.

The security company will then call you shortly afterwards and, together with you, decide if a personal visit is necessary or if some other measures might be sufficient enough.

The security company will request your name and address to contact you if they need additional information. Furthermore, they will try to call you later to let you know how they handled the situation.

Note: Örebro University’s Housing Office will be notified of every report and call-out.

What happens to those causing a disturbance?

Different kinds of disturbances are handled in different ways. For example, if the disturbance is still occurring when the security company arrives, the person disturbing will typically have to pay for the call-out cost. The Housing Office will then inform them by letter what has occurred.

This letter will also demand an improvement in future behaviour; sometimes, the security company will also make a follow-up visit.

If a tenant grossly or repeatedly violates the rules below, the landlord has the right to terminate their tenancy agreement according to Sections 42 and 46 of the Swedish Housing Act to protect other tenants from disturbances.

Always show consideration towards other tenants, especially between 10 PM and 7 AM when most people want to sleep.

  • Avoid playing loud music or having your radio/television at a high volume.
  • Avoid loud discussions and shouting – it may be heard easier than you think.
  • Remember not to work or engage in other activities in your flat that might disturb other tenants. Like playing musical instruments, doing your laundry at late hours, or taking a shower in the middle of the night.
  • Applies only to Studentgatan/” Brick Lane”.
    Keep your pet on a lead within the residential area. Remember, there might be tenants who are afraid of dogs and cats.
  • Never feed birds from your balcony or your windows. Birds are nice, but they very easily create a mess. 
    A translation of Section 25 of the Swedish Housing Act states that “When the tenant uses the flat, they shall ensure that those living in the surrounding area are not exposed to disturbance of such a nature that it could be harmful to health or otherwise impair the domestic environment to the point that it (the disturbance) should not reasonably be tolerated. In addition, the tenant shall, during the time they are using the flat, always behave in a manner required to maintain health, order, and the good condition of the property in question.”

General provisions and code of conduct for rental student accommodation

1. The tenant must never have pets of any kind within the flat or common areas. 
Note: pets are allowed only on Studentgatan/“Brick Lane”.

2. The tenant shall comply with the regulations concerning shared cleaning responsibility for common areas. The landlord takes care of cleaning entrances, corridors, and stairs.

3. The tenant shall ensure the front door of the building is closed as well as doors to the corridors. Do not prop up the doors with objects to prevent them from closing. Make sure windows are closed. Do not let people in who do not live in the building. It is important that unauthorised persons cannot enter the building.

4. The tenant knows there is a smoking ban within the flat and in common areas indoors. This also applies to balconies.

5. The tenant shall not play loud music or otherwise disturb other tenants and/or surrounding housing.

6. Responsibility also applies to outdoor activities within the property.

7. The tenant has an obligation to the landlord to pay for any costs that may incur following emergency calls and the like if costs arise as a result of the tenant or a person for whom the tenant is responsible disturbing the surroundings or otherwise failing to observe everything required for the preservation of order and good condition of the property.

8. The tenant shall not place objects in corridors, stairwells, or other common areas.

9. The tenant may not put up signs, awnings, balcony protectors, satellite dishes or outdoor antennas on the property without the landlord’s permission.

10. The tenant understands that when they use the property, they must make all efforts required to maintain its order and condition. The tenant undertakes to take good care of the property and all equipment and, without delay, notify the landlord of any damage or defect requiring immediate repair in order not to cause or worsen any damage.

11. Upon relocation, the tenant shall leave the dwelling, the associated common areas, and the storage room well-cleaned and freed from all personal belongings.

12. The tenant undertakes to compensate for any damage caused by the tenant to the dwelling and furnishings and to compensate costs for cleaning unoccupied housing and furnishings. And, if necessary, to replace any inventory.

13. The tenant undertakes to return at the end of the rental period all receipted keys belonging to the dwelling and shared spaces.

The Housing Office staff can only notify the Internet Provider if you have NO Internet access or the wall outlet is defective.

The landlord, L-G Söderbergs AB, has a collective service agreement with TELE2, which means:

All residents have access to 100/100 Mbit/s internet service included in the rent.
All flats have a router belonging to the flat.

How to start using the Wi-Fi:

Go to settings on your device and choose Wi-Fi.
You find the Wi-Fi name (“namn”)  and Wi-Fi password (“lösenord”) on the router.
 If you have problem you can call TELE2 there support number 90222.

  • choose for english (after the Swedish information)
  • press *
  • press * for no personal identity number (follow the voice until last *)
  • Choose 1 for troubleshooting.
  • You will get in conntact with the support.
  • Note! When calling the support desk, please make sure to tell them that the service is part of a collective agreement at L-G Söderbergs AB.
  • Your street address and site number/4-digit flat number (which you can find on your tenancy agreement).
  • They will probably need the numbers on the router.

Adapter
The electric current in Sweden is 230 volts. An adapter may be necessary if you bring electrical equipment from countries with a different electric current.

The Pine has an integrated hydronic heating system in the floor and ceiling.

Important: Drilling holes in the ceiling or floor is strictly forbidden! 

  • Throughout your flat, there is floor heating.
  • In the bathroom, there is floor heating and a heated towel rack with a timer.

Indoor temperature

  • Temperature indoors should be around 21 degrees Celsius (+/- 0.5).
  • The air’s a bit more humid in autumn, so you might feel colder indoors. Consider buying a thermometer.
  • A thermometer should be at least one meter above the floor in the middle of the room. It shouldn’t be placed near a window, wall, or floor.
  • If you suspect it’s cold or too warm, note the temperature and time over a few days. If it’s lower than 20 degrees, contact the Housing Office, and we’ll report it to the landlord.
  • A thermometer can be purchased at most grocery stores.
     

Who to contact  

  • If the vacuum cleaner, furniture, lights in common areas, cooker, fridge, freezer etc is broken or not working, if there is a clog in the drain or in the sink etc, or a fault in the laundry room, you can email the Housing Office at housing@oru.se and we will forward the report to Landlord.
  • If you need new dust bags for the vacuum cleaner, mops, fuses, fan filters, showerhead, or toilet seat, email the Housing Office at housing@oru.se and we will contact Landlord.
  • A clog in the floor drain or under the sink you always clean yourself first before you report such an error. On ÖBO website, you find short instructional videos about things that can be good to know. ÖBO good to know.
    If you do not succeed and you still have a problem, email the Housing Office at housing@oru.se and we will report the fault to Landlord.
  • When you send the email, please remember to write your name, address, and apartment number and the issue/fault. If you can, please take a photo/video and attach it to the email.
  • For urgent problems, Landlord will come as soon as possible. For less urgent ones, it can take up to 5 working days. 
  • When a caretaker from Landlord/L-G Söderbergs AB  comes to your accommodation to fix your problem, they will always use their master key to enter. Before entering they always knock or ring the doorbell. You do not need to be at home for this
  • If you lose a key, you can easily block it by contacting housing@oru.se. We will contact the landlord so that no unauthorized person can use it. The property owner will charge you for the new key, currently SEK 575.
  • Always carry the emergency number below with you. You may have to show your tenancy agreement, so we recommend you save a screenshot/photo of it on your mobile phone.
  • During evenings, nights, and weekends you need to call on-call security and locksmith services at 019-26 40 50. Note, a call out costs SEK 1,500.
     

Cleaning instructions

For everyone’s well-being and hygiene:

  • When you signed your tenancy agreement, you promised to clean your flat.
  • Before you depart, you must clean the flat and leave it as it was when you moved in.
  • To maintain a pleasant living environment, please follow cleaning tips.
  • There should be a vacuum cleaner and a bucket with a mop in your student corridor.
    Remember to check that the dust bag in the vacuum cleaner is not full. If so, you need to replace it. Use a clean mop when mopping the floor.
    To maintain a pleasant and healthy living space, clean your room and bathroom at least once a week.
  • Remember that it’s prohibited to place garbage bags or store bicycles and other items in the corridor. It must be easily accessible for ambulances, fire services and those cleaning the corridors and stairwells.
     

Bed linens are required!

For hygienic reasons, bedlinen must always be used: pillowcases, sheets, and duvet covers.

Recommendation: always wash your bedlinen at 60 degrees and every fourteen days – minimum.

If you suspect there are bedbugs, contact the Housing Office immediately: housing@oru.se. We will contact pest control for an inspection. Sanitising is free of charge!

Flat

  • Vacuum and wet-mop floors – at least once a week.
  • Door to the flat and door frames – once a week.
  • Window sills – once a week.
  • Furniture, kitchen table, coffee table – once a day.
  • Other furniture, shelves, armchairs etc. – once a week.

Kitchenette

  • Clean the cooker – after use.
  • Sink/countertop, tiles walls, tap – after use.
  • Unload clean and dry dishes.
  • Pack/organise food in kitchen cabinets.
  • Clean stove – after use.
  • Clean oven inside and out – after use.
  • Clean cabinet doors and drawers inside and out, shelves – once a week.
  • Clean fan filter, wipe under and on top – once a week.

Freezer and fridge   

  • Fridge/freezer inside and out, shelves – once a week.
  • Keep all surfaces clean and fresh for a more pleasant kitchen space. Helps also prevents pests.
  • Empty fridge/freezer and cabinets – upon departure.

Windows

  • Clean windows inside and out – twice a year.
     

Using detergents and sufficient cleaning products is necessary

  • Always use the correct cleaning product for what you intend to clean – bathroom cleaners for bathrooms.
  • You need to buy your own cleaning products, such as dishcloths, sponges, gloves, a dish brush, a toilet brush, and a bucket for cleaning the floor drain and the pipe under the wash basin.
  • NEVER use dishcloths and sponges from the kitchen to clean your room or bathroom/toilet.
  • Using the correct cleaners makes for easier and better cleaning; using the wrong cleaners is ineffective and can ruin surfaces.
  • Cleaning tip 1 – Don’t use excessive detergent or water when cleaning. A slightly damp cloth or floor mop will often get better results – too much water often results in streaks and stains and may still look dirty.
  • Cleaning tip 2 – Got a stain? Spray a little extra directly on the stain before cleaning.
     

 Shower/bathroom

  • Do not rinse food or clean dishes in the wash basin.
  • Remove hair from the drain and washbasin after each use.
  • Think of the environment. Limit your time in the shower.

Use products that are designed for bathrooms.

Door: Should be cleaned both outside and inside with a damp cloth.

The basin and tap + water trap: Clean both outside and in. Remember to use extra care when cleaning around the tap, and don’t leave water drops that dry into stains on the tap. Watch the video below -"How do I clean the water trap?"

Shower with soap holder + bar: Clean and scrub.

Bathroom cabinet with mirror: Clean and scrub Do not forget the top or leave water spots that, when dry, stain on the mirror.

Toilet: Clean and scrub outside and inside; clean behind and around the toilet on floor and walls.

Floor: Mop the floor often.

Floor drain: Wash and scrub. Always lift the cover, remove all hair and dirt, and scrub it as clean as possible. Watch  the video below - "How do I clean the floor drain?"

Wall/wall tiles: Wash and scrub.

Radiator: If there is a radiator it should be wiped and cleaned with a damp cloth,  dusting behind too.

Window: If there is a window, clean them.

Shower curtain: Not included. If you buy one and want to leave it for the next student, wash it in a washing machine at 40 degrees.

Toilet

Every day

  • Always use a toilet brush with cleaning detergent – clean inside and at the bottom of the toilet, preferably daily.

Once a week

  • Lift the toilet seat.
  • Spray WC cleaning fluid under the rim and squeeze evenly around the bowl.
  • For best results, brush above and below the waterline and flush.
  • Spray cleaning fluid evenly around the bowl – not too much, as it won’t be cleaner.
  • Clean under the rim of the toilet seat, in the central hole, and the edges of the bowl. Scrub clean any stained areas. Flush the toilet, and as the water flows into the bowl, rotate the brush in the water to clean it.
  • The toilet seat has a lift-off function. Lift off the seat to make it easier to clean between the toilet ring and the toilet itself, and rinse or wipe the seat hinges.
  • Use a cloth and clean the toilet’s whole outside, behind and the floor.

As a tenant, you are responsible for maintaining the apartment as follows before you contact the Housing Office for assistance:

1. Change the lightbulbs. Keep in mind that there may be free bulbs at the secondhand shelf at Housing Office.

2. If your smoke alarm has a replaceable battery, you must replace the battery yourself if it starts beeping because the battery is finished.

3. If the water drains poorly or the floor drain or sink are blocked you must clean it yourself, see videos available in the next tab.

4. Clean the cooker hood filter, according to instructions.

5. The drain hole for condensation in the refrigerator must be kept clean.

6. Change the vacuum cleaner bags when they are full.

Safety information

The stairwell is an escape route and must never be used for storing objects. Escape routes must always be clear, so rescue personnel have unrestricted access.

Never have bikes, large items or garbage bags in corridors or stairwells.
All items left behind will be removed.
The building has no storage for prams – they must be kept inside your flat.

Evenings, nights, and weekends, you can report urgent or severe disturbance cases to:

Your report will be registered. The security company will then call you shortly afterwards and, together with you, decide if a personal visit is necessary or if some other measures might be sufficient enough.

  • Due to the risk of fire, keeping personal items (furniture, bicycles, etc.) in the hallway/corridors is strictly prohibited.
  • Emergency exits must never be blocked.
  • Smoke detectors are fitted throughout the building, meaning you must be careful with activities that can cause smoke.
  • Check regularly that the smoke detector is working.
  • Remember that the fire alarm can be activated by burning food, burning too many candles, burning bread in a toaster, etc.
  • Smoking can also activate the fire alarm – and is strictly forbidden indoors! Smoking in your room will, without exception, require very costly sanitation.
  • Electrical appliances such as kettles, coffee machines and hobs/burners must always be equipped/used with a timer.
  • Please do not leave candles burning or cooking unattended.
  • Smoking is strictly prohibited indoors and applies to hookahs and e-cigarettes, too.
  • Smoking in your flat will always, without exception, require very costly sanitation.
  • The tenant is aware of the smoking ban within the flat, in all common areas indoors and applies to balconies too.
  • Remember, always stand at least 15 metres from the building and entrances when smoking outdoors. Ventilation quickly draws in smoke for those living nearby when smoking too close – especially if windows are open. 

Other information

The white house next to the parking lot is the garbage/recycle house.
Use your key to enter.

  • We ask you to recycle your waste and separate the compost – to contribute to sustainable development.
  • Compost: use purpose-designed paper compost bags. Do not use plastic bags or tie a plastic bag around the paper bag when throwing away.
  • Sort and dispose of in the designated bins in the kitchen.
  • Always tie up combustible rubbish in plastic bin liners.
  • If the recycling bins are full, never place the full bags in the kitchen, corridors or stairwells, nor on the floor. Instead, take the waste to the recycling area and recycle it correctly.
  • The recycling containers/bins are clearly marked so you can dispose of/recycle your waste correctly. Never leave anything next to the bins. If you do not know where something goes, you can always put it in the bin for combustible waste.
  • You enter the recycling house by holding the key to your apartment to the reader on the digital display outside the building.

Be a good ambassador and pep-talk your neighbours into recycling as well. It’s a win-win situation for everyone.

  • Return deposit-marked cans and glass/plastic bottles (beverages) at the store – and get your money back.
     

Laundry rooms

  • On levels 2, 3 and 4, there are two laundry rooms on each level. Laundry 1A+1B, 2A+2B, 3A+3B.
  • Each laundry room has a washing machine, dryer, drying cabinet, and worktop and basin for hand washing.
  • Opening hours for the laundry rooms are 06:00–22:00. Booking a laundry slot is for four hours, 06:00–10:00, 10:00–14:00 and so on.
  • You need to enter the laundry on your booked time and start, 10-15 minutes after booked time if not started you lose your booked time and someone else can use the laundry.

Booking a laundry slot

  • There is a screen at the main entrance. Place your flat key (chip) against the reader and book your laundry slot or time. 
  • You may only book one laundry slot at a time.

  •  Place your flat key (chip) against the reader, and the door will open.
  • No code is needed to enter.
  • Note: the door only opens during your booked laundry slot, not before or after. Therefore, it’s essential to keep track of your booked laundry slot.


Other things to consider. 

  • Please use environmentally friendly detergents and never more than necessary.
  • So-called laundry nets must be used when washing bras.
  • Wipe off all machines and floors and any residue detergent. Remove fluff and sand from filters in dryers. Always clean up after yourself.
  • After doing your laundry, turn off the lights. 

Parking if you have brought your own car.

At Studentgatan, there is a car park adjacent to the accommodation.

  • For information about which parking company payment is made to, what number the parking area/parking zone (zone code) has and what payment methods are offered, you must first read the sign for the car park where you intend to park.
  • The most convenient way to pay for parking is by downloading the app that applies to the car park where you intend to park and pay via the app once you have connected it to your bank card.
  • MobilPark (aimopark.se)
  • There may be other payment options, such as with bank card or Swish, at the parking meter.
  • Paying for a month is a cheaper option than paying daily.

If you have a bike

  • Always park your bike in the intended bike rack outside the building.
  • Some bike racks have a roof, and some do not.
  • Ensure you use approved bicycle locks, one to lock your bike in the bicycle rack and one to lock the bike itself.
  • Bicycles parked incorrectly will be removed.
  • Sidewalks must be kept accessible so the visually impaired, service vehicles, ambulances, and the fire service have unrestricted accessibility. 

The Pine has got new modern mailboxes installed.

Open your mailbox:

  • Place your flat key (chip) against the reader on the digital display by your mailbox. Your mailbox lights up, and you can open it.
     

Shopping carts

If you do a lot of shopping and borrow a shopping cart, it must be returned the same day. Leaving it outside the building is NOT permitted!

Departure

Before your departure, remember to clean your room and bathroom.

  • When you signed your tenancy agreement, you committed to cleaning your accommodation.
  • Cleaning your room typically takes longer than you imagine, so allow enough time.
  • Clean your room according to the cleaning instructions. 
  • Clean the bathroom according to the cleaning instructions.
  • Clean all windows inside and out and between.
  • After you have returned the flat keys to us, a cleaning inspection of all rooms is done.
  • Leave nothing in kitchen cabinets, fridge, or freezer.
  • If the cleaning has not been done satisfactorily, a cleaning company will be hired to do an extra cleaning after your departure. This cost will be deducted from your flat deposit.
     

Cleaning before departure

To avoid a deduction from the deposit, here are some tips to help you succeed with the final cleaning. Nothing may be left in the apartment that wasn't there when moving in. Don’t leave anything in the common areas, such as food, hygiene articles, bedlinnen etc. During the cleaning inspection, all items in the checklist are checked. If the apartment is not cleaned properly, a cleaning company will be hired and we will withdraw an amount from the deposit.

It has been good having you!
Here is a list of sustainable tips before leaving us.

  • If it is in good shape, sell it! Help the environment while earning some money. On Facebook, sell on Marketplace, or other popular selling groups, for example, a local Facebook networking group for Örebro University students called “Dom kallar oss studenter”.
  • Donate things to new student arrivals. Housing has a storage area for donating kitchen utensils and smaller items– NO textiles, furniture, etc. You are welcome to come by and leave it with us during our opening hours. Please make sure what you donate is clean and in good condition.
  • Donate unwanted items. Instead of throwing them away, donate them to local charities or thrift stores (Myrorna, Röda korset, Ge för livet, Erikshjälpen, Bergslagens bistånd, Emmaus)
  • Recycle! Leave recyclable materials at a recycling station before leaving your residence.
  • Use reusable bags. Pack your belongings or packages in reusable bags instead of plastic bags before leaving them at a recycling station.
  • Use public transportation. If possible, instead of renting a car or taking a taxi.
  • Need a ride – carpool! Ask a friend! Maybe you can go together.
  • When cleaning, use environmentally friendly products. It is better for your health and the planet.
  • Eat all your food before you go. Otherwise, leave food with a friend. Or clean out your fridge and have a potluck party with your neighbours  – Knytkalas in Swedish!

Selling items to the next student (Exchange students)

Selling or donating your things is a good idea. We suggest visiting the Facebook group “ORU buy and sell”. You may also contact exchange@oru.se However, Housing Office staff cannot get involved.

Selling and leaving your stuff in the room/ apartment or common areas,kitchens, closets isn’t allowed.

How you work out the storage of what you sell is up to you. Keep in mind that those students who stay over the summer period cannot store everything for everyone who chooses to sell their starter packs.

Housing Office has a storage/shelf where you can donate things to the new students arriving next semester. Note we only take kitchen utensils and smaller items. NO textiles, furniture etc.

For the next group of students to have the same possibility, it would be great if you hand in what you picked up. Feel free to donate things that you have bought but cannot take with you upon departure.

The idea is that it should be circular, based on an environmental approach.

You are more than welcome to come by and leave it with us during our opening hours. Please make sure what you donate is in good and clean condition.

If anything is left after your departure it will be removed during the cleaning inspection.

Departure day

Well in advance of you leaving, you will receive two emails about your upcoming departure and all-important dates.

  • It is very important that you hand in the keys at the Housing Office.

If you leave early/late or during the weekend, you can still hand in the keys by: 

  • These options are available for return of the room key.

    1. To us directly at our office Långhuset L1613.
    2. Drop the keys in key deposit located outside on the right side of the entrance of Entréhuset.
    3. If you can't make it with these two alternatives, a friend can hand in the keys for you. Remember you are responsible for the keys until housing Office has received them.

Please note that the office is closed on weekends and public holidays.

Staying after the planned departure date

  • After the expiration of your tenancy agreement, you must leave the premises. You are not allowed to stay in the room.
  • Information on the rental period and the last day for handing in the keys is in your tenancy agreement. Plan your stay accordingly.
  • If you need to stay longer, you must organise a stay elsewhere, in a hotel or guestroom. Staying in your room is not an option.
